Hanoi's suburban districts announce auction of 74 land plots with the 'cheapest' starting price at 73 million VND.

According to information from auction companies, on August 19th, Hoai Duc district will auction 19 plots of land in the Long Khuc area, Tien Yen commune. The plots range in size from 74-118 m2, with a starting price of 7.3 million VND/m2.

Meanwhile, on August 29th, Phuc Tho district will hold an auction for 30 plots of land in the Doc Tranh area, Trach My Loc commune; and 9 plots in the Dong Phuom area, Tho Loc commune. The auction is expected to be held at the auditorium of the Phuc Tho District Cultural, Information and Sports Center.

In the Doc Tranh area, land plots range in size from 96-148 m2, with starting prices from 23.4 million VND/m2. Meanwhile, in the Dong Phuom area, land plots are all around 134 m2, with starting prices at 19.8 million VND/m2.

Similarly, in Soc Son district, the People's Committee has issued a decision on auctioning the right to use 16 plots of land in the Dam Ngai area, Xuan Lai village, Xuan Thu commune. The plots range in size from 110-220m2. The district's Land Fund Development Center is still in the process of determining the starting price and bidding increments. The auction is expected to be held in August 2024.

Recently, land auctions in Hanoi's suburban districts have attracted the attention of real estate investors. Many land plots were successfully auctioned at very high prices; however, reports of losses were subsequently reported.

Previously, in the auction of 68 land plots in Ngo Ba area, Thanh Than village, Thanh Cao commune, Thanh Oai district, more than 4,500 land use right auction applications were sold. Over 4,000 applications met the eligibility criteria, with more than 1,500 customers.

According to information from the auction company, the starting price for these 68 land plots ranged from 8.6 million to 12.5 million VND/m2. However, the auction results surprised everyone. Many plots were won at prices ranging from 52 to 100 million VND/m2, 5 to 8 times higher than the starting price. The total amount of money collected for the state budget from the auction was 404.6 billion VND, 349 billion VND higher than the starting price.

A few days after the auction, information emerged about "loss-cutting" on auctioned land in Thanh Cao commune, Thanh Oai district. Accordingly, some people lowered their selling price to around 100-200 million VND per plot, or even sold at a loss compared to the winning bid. For example, plot LK04-2, with an area of ​​nearly 61m2 and a winning bid of over 4.24 billion VND (nearly 70 million VND/m2), is now being offered for sale at 4.1 billion VND, a loss of 140 million VND compared to the winning bid.
