The Southeast zoning plan of Cho town, Yen Phong district specifies the orientations of the project to adjust the Bac Ninh urban master plan to 2045, approved by the Prime Minister in Decision No. 728/QD-TTg dated June 20, 2023, aiming to build a modern, civilized, and sustainable urban area.

The estimated population is about 54,170 people (current population is about 17,350 people, expected new development population is about 36,820 people), land area is about 941.42 hectares. Sub-area planning No. 25 aims to create a multi-functional urban space, including residential areas, service and cultural works, and auxiliary functional areas. In particular, the planning focuses on the harmonious development between functional areas, ensuring connectivity and mutual support, creating a comfortable and modern living environment.
According to the approved planning project, subdivision 25 is divided into 3 sub-areas: Sub-area 1 has a total area of about 236.62 hectares, a population of about 18,801 people, planned with the functions of an urban-level commercial service center, new housing groups, expansion of educational facilities, green parks, cultural houses, etc.;
Sub-area 2 has a total area of about 310.24 hectares, a population of about 21,250 people with a plan to renovate, expand, and add central areas of neighborhoods such as parks, cultural houses, etc. and parking lots. At the same time, preserve and embellish the Dong Xuyen stork garden area, combined with the lake park to create a green core for the city;
Sub-area 3 has a total area of about 394.56 hectares, a population of about 14,119 people with plans to renovate, embellish, and expand educational facilities... cultural houses, parking lots, and sports fields.

Traffic routes are scientifically designed, connecting conveniently with neighboring areas, while ensuring safety and smoothness. In addition, the planning also allocates a significant area for public works, trees, and open spaces, creating a fresh and friendly living environment.
Zoning plan No. 25 focuses on the development of commercial housing and pays special attention to social housing, worker housing, and rental housing. This demonstrates the local government's concern for ensuring social security, creating conditions for all people to have access to housing that is suitable for their financial capacity.

In addition, the transportation system is also planned systematically and scientifically, including both domestic and foreign transportation. In particular, the connection with highways, national highways, and urban railways will help promote trade, creating favorable conditions for travel and transportation of goods.
In addition, Zoning Plan No. 25 also allocates a significant area for public works, trees and open spaces. Of which, trees for public use account for 97.63 hectares (10.37%).
