DNVN - With strong momentum from planning and transport infrastructure, the southern gateway province of the capital is welcoming the opportunity for a spectacular economic breakthrough. At the same time, it is ready to transform into a leading civilized and modern urban area in the North.
"Transformation" of transport infrastructure
Located just over 50 km from the center of Hanoi, Ha Nam has an important geographical position, being the gateway for trade from the capital to the southern provinces. National Highway 1A and Cau Gie - Ninh Binh Expressway section passing through Ha Nam resonate with the belt roads 3, 3.5, 4 to form a perfect connection network in the south of Hanoi. Along with that, the road axis from belt road 3, Nguyen Xien section in the direction of Huong Pagoda - Tam Chuc connects the center of Hanoi with Phu Ly city passing through many scenic spots of Ha Nam, creating a driving force for tourism to break through.

Ha Nam urban transport infrastructure is constantly changing.
Not only by road, Ha Nam also possesses distinct advantages with the current North-South railway, the future North-South high-speed railway passing through and very close to the second airport in the capital region (expected to be built in two districts of Phu Xuyen - Ung Hoa, Hanoi, reaching a scale of about 50 million passengers per year).
It is not too much to say that Ha Nam's coordinates will open up a multi-point journey in the future, with a perfect transportation network, meeting all travel needs. This has contributed to the remarkable economic growth in recent years and promises an explosion in the near future.
After 26 years of re-establishment of the province (1997-2023), from a purely agricultural province with a small area, poor infrastructure, and outdated urban infrastructure, Ha Nam has become a dynamically developing province with fast economic growth. With a gross regional domestic product (GRDP) reaching nearly 27,000 billion VND in the first 6 months of 2024, Ha Nam leads the Red River Delta region and ranks 4th in the country in terms of growth rate. This is also a "buffer" urban area for the Capital with plans for a modern education and healthcare network.
Based on the results achieved, the Ha Nam planning for the period 2021-2030, with a vision to 2050, has determined to build Ha Nam into a smart, modern city; a logistics center for industry, high technology, medicine, health care, education and training, tourism services, and trade of the Red River Delta. By 2050, Ha Nam will become a centrally-governed city.

Perspective of Phu Thu intersection project with 3 modern floors, expected to be completed in 2025.
To quickly realize that vision, in recent years, Ha Nam has made strong efforts to transform its transport infrastructure - creating a launching pad for a breakthrough in socio-economic development. In particular, the province is urgently completing the Phu Thu intersection - a modern 3-storey traffic project expected to be put into operation in 2025, which will help complete the regional transport system and promote regional economic development. In parallel, the 5th ring road of the capital region is expected to be built before 2027 with a length of 331 km, passing through 8 provinces and cities (of which the section through Ha Nam province is about 35 km long, 6 lanes) creating a strong driving force for socio-economic development, paving the way for the take-off of the heritage land of "Doi mountain Chau river".
Magnet for real estate investors
Lessons from the growth of large cities have proven that the development of transport infrastructure is always a fundamental factor, leading the way to promote urban infrastructure development, attracting residents from central cities to satellite cities. Places with synchronous and modern transport always create a launching pad for real estate to develop quickly, sustainably, and establish high value such as Hanoi, Hai Phong, Quang Ninh, Da Nang, Ho Chi Minh City, Binh Duong, etc.
Sun Urban City Henan benefits from a convenient transportation network.
In Ha Nam, with advantages in location, planning and tourism development potential, the new administrative center area of Phu Ly City, north of the Chau Giang River, has enough opportunities to create large-scale projects, taking advantage of development opportunities of the real estate market, bringing new experiences to residents and tourists.
This is an area located between two main roads, National Highway 1A and the North-South Expressway, easily connecting with the intersections of Liem Tuyen and Phu Thu, especially the Ring Road 5 of the Capital Region and the North-South Expressway that is about to be built. With the goal of moving the administrative center out of the old Phu Ly center, Ha Nam has invested in synchronous major roads such as Le Cong Thanh and Dien Bien Phu (up to 68m wide) in this area, paving the way for a "new center" of Ha Nam in the near future.
This is also an ideal area to invest in modern urban areas with full amenities, attracting groups of experts and successful people working in Ha Nam, Hanoi and neighboring areas to live and settle down for a long time. According to Associate Professor, Dr. Tran Dinh Thien - former Director of the Vietnam Economic Institute, in the past 10 years, Ha Nam has established its position on the country's growth map, with a growth rate of more than 10%/year. Ha Nam also ranks 4th out of 11 provinces in the Red River Delta in terms of urbanization rate (only behind Quang Ninh, Hai Phong, Hanoi).
“While the urbanization rate is high, the quality of urbanization in Ha Nam is not high. Therefore, it is necessary to raise the quality and class of Ha Nam’s urban areas to a new level. This is the room for urban upgrading, bringing advantages to experienced investors who focus on developing high-class urban areas,” said Mr. Thien.

Sun Urban City metropolis will create a new standard of living in Phu Ly, Ha Nam.
A large urban project in the Bac Chau Giang area (Phu Ly) that is attracting investors' attention is the Sun Urban City Ha Nam, with a scale of 420 hectares and a total investment of up to 35,000 billion VND.
The project was created by Sun Property (a member of Sun Group) on the basis of maximizing the area's traffic connection strengths, as well as increasing the system of high-class utilities to raise the living standards of residents, turning this place into an ideal suburban resort with 1,001 utilities.
The project promises to become a “new city” of Ha Nam and the entire Northern Delta region, a traffic hub and a strong wave of investment. This is also a step forward in the planning of Ha Nam approved by the Prime Minister, which is to develop eco-tourism, cultural tourism associated with spirituality, entertainment, and sports, making Ha Nam an attractive destination for domestic and international tourists.
“Ha Nam is located on the North-South economic axis, so it has a great advantage for growth and upgrading. Ha Nam used to be slower than Bac Ninh, Hung Yen and some northern provinces, but this may be Ha Nam's luck, because there is still a lot of room and opportunities to attract large corporations to invest systematically,” said Mr. Nguyen Van Dinh - Vice President of the Vietnam Real Estate Association.
