Hanoi has 9 more real estate projects eligible for sale, most of them are high priced

5,300 apartments in 9 new projects have been approved by the Hanoi Department of Construction to be eligible for sale. However, only one project in Me Linh district is social housing for low-income people.

Recently, the Hanoi Department of Construction has updated the list of future housing projects eligible for sale in the area, as of August 26. Accordingly, the housing market in the capital will have 5,301 more products, including nearly 4,900 apartments, the rest are low-rise housing and commercial services.

In the above list, Nam Tu Liem district is the locality with the most new projects. Including the Lumi Hanoi project of Anh Sao Trading and Business Development Company Limited. This project is located in the new urban area of ​​Tay Mo - Dai Mo - Vinhomes Park (Vinhomes Smart City urban area).

In terms of scale, the project has 2,374 low-rise apartments and 35 commercial service apartments. The apartments in the project alone have a starting price of about 80 million VND/m2.

9 projects eligible for sale have just been approved by the Hanoi Department of Construction.

In addition, the above list also includes some other outstanding projects such as Sunshine Crystal River. Wonderland's "strategic card" is also known as Noble Crystal Tay Ho. The project has 955 high-rise apartments and 60 low-rise apartments. The apartment price level here is positioned in the high-end segment, fluctuating around 100 - 200 million VND/m2.

Most of the projects on the list for sale this time focus on products in the near-high-end or high-end segment. Even projects far from the center such as the Tay Nam Me Tri housing group are also selling townhouses and villas from 20 billion VND or more.

The only social housing project on the list is the CT-05 and CT-06 areas in the Thanh Lam - Dai Thinh 2 new urban area (Me Linh district). The project of the Housing and Urban Development Investment Corporation is expected to provide 214 apartments for low-income workers.

According to CBRE, the supply of newly launched apartments in the second quarter of 2024 increased nearly four times compared to the previous quarter, exceeding 8,500 units. In the first 6 months of the year, the total number of newly launched apartments in the capital reached more than 10,840 units from 17 projects. This is also the highest number ever recorded since 2020.

“It is forecasted that from now until the end of 2024, the supply of apartments in Hanoi will continue to be more abundant with more than 10,800 new units for sale, bringing the total number of new units for sale in 2024 to exceed 21,000 units,” said CBRE's report.

However, despite the increasing supply, the average selling price of apartments in the primary market is still approximately VND 60 million/m2 (excluding VAT and maintenance fees). This figure has increased by 6.5% compared to the previous quarter and increased by nearly 25% year-on-year. In the second quarter of 2024 alone, the new apartment market in Hanoi did not record any projects priced below VND 45 million/m2.
