The development of TOD model in Hang Xanh area, Binh Thanh district mainly focuses on commercial buildings, housing and high-rise offices, so it is necessary to calculate to avoid traffic congestion.

The Ho Chi Minh City Department of Construction has just issued a document giving comments on the development of the TOD model (urban model around traffic hubs) in the Hang Xanh area, Binh Thanh district as proposed by Ho Chi Minh City Infrastructure Investment Joint Stock Company (CII) and Arup Vietnam Company Limited.

After reviewing the initial proposal, the City Department of Construction noted that the TOD planning in the Hang Xanh area needs to be consistent with urban planning, specialized technical infrastructure planning and underground space construction planning to ensure consistency and unity between planning levels.

Traffic jams often occur in Hang Xanh area.

According to CII's proposal, the planning location for developing the TOD model in the Hang Xanh area mainly focuses on commercial buildings, housing and high-rise offices adjacent to two main roads from Hang Xanh Intersection to Binh Trieu Bridge, which are Xo Viet Nghe Tinh Street and Dinh Bo Linh Street.

Traffic congestion often occurs in this area. Therefore, the Department of Construction notes that the Department of Transport should calculate to avoid traffic congestion during rush hour when developing the TOD model.

In addition, the Department of Construction noted that businesses should supplement and clarify issues related to real estate market research in the Hang Xanh area.

Previously, Ho Chi Minh City Infrastructure Investment Joint Stock Company (CII) proposed developing TOD from Hang Xanh intersection to the foot of Binh Trieu bridge. CII will spend money to hire research consultants and work with foreign consultants to learn from the experience of developing TOD in cities that have implemented it to choose a suitable model for the City to consider.

It is expected that in the third quarter of 2025, CII will complete the idea to submit to competent authorities under the Ho Chi Minh City People's Committee.

Currently, the Hang Xanh area has a very high population density, while Xo Viet Nghe Tinh, Dinh Bo Linh, Nguyen Xi, National Highway 13... have not been expanded, so there are often traffic jams, especially during rush hour.
