In the second quarter of 2024, the business and restructuring situation of the real estate group showed many positive signs of a strong recovery. At the recent annual general meeting of shareholders, leaders of commercial banks all recognized real estate as a potential sector, bringing great benefits to stakeholders and the economy.

Through many difficulties and challenges, with all its resources and efforts, Novaland has been restructuring its finances, receiving consensus from domestic and foreign partners. It is worth mentioning that nearly 20,500 billion VND of total outstanding debt from foreign loans, Novaland's privately issued bonds have also reached consensus on extension and have a solution. Notably, the enterprise has completed restructuring the international convertible bond package with a total value of 300 million USD, with the bond term extended to 2027. In parallel with the debt restructuring, many financial partners have been and are continuing to provide new budgets for Novaland's projects. Many construction units are also working with Novaland to continue implementing the project. This demonstrates Novaland's efforts in financial restructuring, business recovery and maximizing value for stakeholders as well as partners' trust in Novaland's ability to recover in the coming time.

Yuanta Securities Company assessed that Novaland's restructuring roadmap is somewhat clearer after directly meeting, exchanging restructuring information, and updating project progress. Many investors highly appreciate the harmonized benefit solutions that Novaland has accompanied despite many difficulties. Having the opportunity to experience the reality, many banks shared that they are very excited to see Novaland's projects becoming more bustling and vibrant, and have more confidence in the potential and vitality of the projects.

Approving construction first and receiving payment later, many large contractors accompany Novaland to implement project construction.

Although the majority of partners have been supported and many construction units are willing to continue to build the project, there are still some international lenders who have not agreed on the restructuring plan. The lack of agreement from some partners in the context of many credit and legal difficulties will affect the negotiation process and the implementation of obligations to partners as well as create certain difficulties for the support efforts of the Government and agencies that have accompanied real estate businesses in the past.

With the support of financial partners, many Novaland construction sites are accelerating construction and completing amenities, enhancing customer experience.

With the group of partners who have not yet reached a consensus, Novaland is committed to continuing negotiations in a spirit of openness and the desire to find a negotiated and agreed solution.
