For more than a decade, the Western region has always been a hot spot in the real estate market with a spectacular acceleration and the most impressive growth rate in the capital. This place is predicted to continue to "take the throne" in the housing development race because of many sustainable values that are difficult to replace.
Strong dose of “doping”
The Master Plan of the Capital City to 2045 with a vision to 2065, officially approved in December 2024, has made the already vibrant real estate market in the West hotter than ever. According to the new Plan, Hanoi will develop according to a multi-polar, multi-center urban model with 5 urban areas, in which the West is positioned as a new city, connected to the inner city via the West Lake - Ba Vi axis. This is not only an important turning point in the urban development strategy but also a strong "doping" dose for the real estate market in this area.
The Matrix One Park has a scale of 14 hectares and is the largest park in Nam Tu Liem district.
Over the years, the Western region has always been prioritized for infrastructure investment with a series of billion-dollar projects. Large, modern routes have gradually been formed and continuously put into operation such as: Thang Long Avenue, Road 32, Ring Road 3 and 3.5, Le Trong Tan Street, To Huu - Le Van Luong axis, West Thang Long Avenue, Cat Linh - Ha Dong elevated railway, Metro lines 5, 6, 7... creating a complete and synchronous traffic chain, connecting the Western region with other locations in the city.
Some major projects are being rapidly implemented and completed, such as the extended Le Quang Dao route connecting Nam Tu Liem District with Ha Dong, which officially opened a 1.9km section in January 2025 and is expected to open the entire route in May 2025. The extended Le Quang Dao route has a starting point intersecting with Thang Long Avenue and an end point adjacent to Duong Noi urban area, which when opened will shorten travel time by half.
Le Quang Dao extended street is considered one of the most beautiful, wide and airy traffic intersections in Nam Tu Liem district.
In particular, the “super project” of Ring Road 4 – 112.8km long connecting the three provinces of Hanoi, Hung Yen and Bac Ninh – the section passing through the western part of Hanoi has now been clearly revealed after nearly 2 years of construction. This is a key project of “the belt connecting all belts” expected to be put into operation from 2027, contributing to changing the face of the entire western region and connecting the North-South routes.
Leverage growth and ensure sustainable value
With the synchronous resonance of modern traffic infrastructure, the living environment in the West is considered one of the best areas in the capital when the social infrastructure is systematically planned with hundreds of hospitals, schools, parks, massive cultural - sports - entertainment centers... creating a comprehensive ecosystem of utilities. In addition, the shift of departments and branches to the West has formed a new capital of thousands of large and small domestic and foreign enterprises. That is also the reason for the increasingly large wave of migration to the West of Hanoi by the elite community of experts, technology engineers, senior managers, high-quality workers... increasing the demand for housing in this area.
The outstanding development prospects of the Western market have attracted the investment and massive landing of many real estate giants such as Vin Group, MIK Group, Masterise, CapitaLand, Keppel Land... contributing to the creation of modern, multi-utility urban areas such as: Vinhomes Smart City, Vinhomes Green Bay, Class A complex The Matrix One... making the Western area become the most bustling and livable new center of the Capital.
The Matrix One project is located in a class A complex in the new urban core area in the West of the Capital.
For many years, this area has always maintained its leading position in the housing development race in Hanoi. According to the Real Estate Brokers Association, for many consecutive quarters, the West has always dominated in terms of supply and transactions. The price increase of the housing market in the West is also higher than other areas, on average from 7-15% depending on the location and project.
While some suburban areas are being submitted for planning to the district such as Dan Phuong and Hoai Duc, which are hot thanks to many leaked information streams, projects in the new urban core in the West are guaranteed by the sustainable growth of the central coordinates. An expert in the industry affirmed: The breakthrough from planning to infrastructure has created a strong growth pole for the real estate market in the West in the past 10 years and the next 10 years, especially the central area of the new center. The growth potential of these rare remaining projects is therefore more sustainable in the coming years, especially when key traffic infrastructure projects around the area are about to be completed and put into operation.
