Land compensation for Ho Chi Minh City's Ring Road 2 is highest at over 111 million VND/m2

This afternoon (October 28), Thu Duc City People's Committee held a conference to announce the draft compensation, support and resettlement plan for 2 component projects serving the investment in the construction of Ho Chi Minh City Ring Road 2 through Thu Duc City.

The project consists of two sections: Section 1, from Phu Huu Bridge to Vo Nguyen Giap Street, with a length of more than 3.5 km, and Section 2, from Vo Nguyen Giap Street to Pham Van Dong Street, with a length of nearly 2.5 km. The scope has 1,166 households, individuals and organizations affected, the recovered area is about 61 hectares, the total compensation and support capital is about 7,600 billion VND.

Up to now, the independent consulting unit has proposed more than 122 land price locations in the project, which have been reviewed and evaluated by specialized departments and offices of Thu Duc City People's Committee and the project's Compensation Council...

The draft land price of Thu Duc City will be higher than the land price list announced by Ho Chi Minh City, many locations are 30-97% higher, on average 50%. In particular, the compensation price for residential land (residential land) has the highest level of more than 111 million VND/m2 at the frontage of Pham Van Dong Street. Locations in the alley of this road also fluctuate from 46.9 to 78.5 million VND/m2.

Main roads such as Kha Van Can, Do Xuan Hop, Nguyen Van Ba ​​and Dang Van Bi have land compensation prices of over 100 million VND/m2.

The area with the lowest compensation price of more than 26 million VND/m2 is small alleys such as Road 22 (Phuoc Long B Ward) and alley Road 147 (Phuoc Long B and Tang Nhon Phu Wards).

For agricultural land, the highest compensation level is more than 9.4 million VND/m2 for land for perennial crops on major roads such as Pham Van Dong, Kha Van Can, parallel to Hanoi Highway, Duong Dinh Hoi, Tang Nhon Phu, Do Xuan Hop, Dang Van Bi and Nguyen Van Ba.

For land used for annual crops or aquaculture on these routes, the compensation price is more than 7.78 million VND per square meter.

The lowest price for agricultural land for perennial crops is more than 6.7 million VND/m2, applied to locations not adjacent to roads No. 2, No. 8 and No. 11, while the lowest price for land for annual crops and aquaculture here is more than 6.4 million VND/m2.

According to Thu Duc City People's Committee, the above land price does not include architectural works, construction works and is basically consistent with market price.

The draft compensation plan will be publicly posted at the headquarters of the People's Committees of wards and the management boards of residential areas within the project scope from October 28 to November 27.

Compensation will be disbursed from early December 2024

Speaking at the conference, Chairman of Thu Duc City People's Committee Hoang Tung said that the city puts the legitimate interests of affected people and businesses above all else.

He suggested that the wards listen to comments and suggestions, take note of the people's wishes in the project, and make suitable arrangements for living and working needs based on the people's needs. From there, the city will also support people in completing procedures for land use right certificates; completion procedures...

“Try to disburse compensation money in early December 2024, hand over the site to implement the project in June 2025,” Mr. Tung emphasized.
