Demand for home ownership continues to rise
According to the December 2024 customer survey by the One Mount Group Center for Market Research and Customer Insights, homebuyer sentiment is showing positive signs, with the level of consideration and preparation for buying a home increasing over the past year. Specifically, more than 80% of respondents expressed a need to own a home (an increase of 15% over the same period in 2023), of which 50% of customers are in the consideration stage and actively preparing for transactions. This optimistic trend is further reinforced when up to 60% of customers expect to buy real estate within the next year.
Mr. Tran Minh Tien, Director of One Mount Group's Center for Market Research and Customer Insights, shared: “In 2024, real estate prices in Hanoi increased rapidly, especially the apartment segment, which recorded an increase of up to 54% compared to 2023. This fluctuation makes many customers clearly aware that if they do not make a decision soon, housing prices may continue to escalate, meaning they may miss valuable investment opportunities.”
The research results also show a shift in demand for real estate types. According to a survey by One Mount at the end of September 2023, the level of interest in the land, townhouse and apartment segments is quite balanced. However, by December 2024, apartments have become a more prominent choice as the percentage of interested customers increased from 46% in 2023 to 63% in 2024, while demand for townhouses shows signs of decreasing.
Mr. Tran Minh Tien said that the high demand for the apartment segment comes from the supply, price and target customer groups. Specifically, in 2024, the supply of apartments and consumption will increase sharply, reaching about 33,000 - 34,000 units, the highest level in the past 5 years and almost equivalent to the pre-Covid period. Apartments also account for 57% of total real estate transactions in Hanoi. Although the selling price has increased significantly, this segment still has an investment level suitable for the finances of young couples and investment customers.

There will be 2 more social housing projects in 2025 in Long Bien (Hanoi)
The Hanoi People's Committee has just approved the 2025 land use plan for Long Bien district, including 152 projects with a total area of over 651 hectares. Of which, 2 social housing projects are expected to be implemented in the area this year.
Specifically, there are 98 projects that must be reported to the City People's Council for approval, including 12 land acquisition projects for land use rights auctions, 1 project for bidding to select investors to implement with land use, and 85 other projects.
The remaining 54 projects do not need to be reported to the City People's Council for approval. Of these, 17 projects are updated and identified for the first time in the 2024 land use plan, 31 projects have been in the district-level land use plan for 2 years or more, and 6 projects are newly registered.
Notably, there are 2/152 social housing construction projects including Thuong Thanh social housing area with an area of over 6 hectares, scale of 3 apartment buildings CT1, CT2, CT3 22 floors high and 44 townhouses, invested by a joint venture of Him Lam Thu Do Joint Stock Company and BIC Vietnam Joint Stock Company.
Of which, BIC Vietnam built CT1 building with the commercial name Rice City Thuong Thanh with an area of over 0.5 hectares; the remaining CT2, CT3 buildings and adjacent houses built by Him Lam Thu Do have an area of nearly 5.4 hectares.
Rice City Thuong Thanh was officially licensed by the Department of Construction on November 28, 2024 for the consortium of Him Lam Thu Do Joint Stock Company and BIC Vietnam Joint Stock Company to implement the project of building high-rise apartments CT1 belonging to the Thuong Thanh Social Housing Project and connecting infrastructure in the area, Long Bien District, Hanoi City.
According to BIC Vietnam Joint Stock Company, the project is under construction of the foundation infrastructure. When it is eligible to receive applications for social housing purchases, it will be announced on the website and the Department of Construction.
In addition, according to the 2025 land use plan, Long Bien district also has a social housing construction investment project at CT land plot in CT1 planning block, a project to build technical infrastructure for the land to auction land use rights in Long Bien ward, an area of 4.9 hectares implemented by the Long Bien District Land Fund Development Center.
According to the Department of Construction, it is expected that by 2025, Hanoi will have 11 completed social housing projects, providing nearly 6,000 apartments, and continue to start 5 projects with a scale of 10,220 apartments. In the period of 2026-2030, according to the Government's target of 37,500 apartments, the City aims to develop 50 more social housing projects, with a total scale of about 57,200 apartments, meeting the assigned target.
Bac Ninh names a series of long-standing backlog projects
The People's Committee of Bac Ninh province has issued an official dispatch on reviewing and reporting on projects that are behind schedule, have long backlogs, are ineffective, and cause great loss and waste.
Accordingly, the People's Committee of Bac Ninh province received an official dispatch dated March 4 from the Provincial Party Committee's Internal Affairs Committee reporting on the implementation results of the conclusions of the Central Steering Committee on preventing corruption, waste and negativity.
Immediately afterwards, the Chairman of the People's Committee of Bac Ninh province assigned the Department of Construction and the Department of Agriculture and Environment to provide reporting information according to the outline in the official dispatch of the Provincial Party Committee's Internal Affairs Committee for projects that are behind schedule, have long backlogs, are ineffective, causing great loss and waste; and report to the Department of Finance no later than 9:00 a.m. on March 14.
Accordingly, the projects that are behind schedule, have long backlogs, are ineffective, causing loss and waste are named by the People's Committee of Bac Ninh province, including:
Car trade and service center project in Dong Ngo area, Dai Phuc ward, Bac Ninh city of Hai Au Trade and Finance Company Limited Branch in Bac Ninh province;
Project on Investment in construction and business of infrastructure of small and medium industrial parks Nhan Hoa, Phuong Lieu, Que Vo of Nhan Hoa Urban and Industrial Park Development Investment Joint Stock Company;
Duc Viet Urban Area and General Service Project in Gia Dong Ward, Thuan Thanh Town of Duc Viet Group Joint Stock Company;
Investment project to build the Science - Training Complex of the Vietnam Economic Science Association; investment in building technical infrastructure of Dam Temple Cultural Tourism Area, Tu Son town under the form of Build - Transfer (BT) investment of Solatech Investment Joint Stock Company;
Investment project to build a road along B2 canal, Tu Son town, Bac Ninh province (from the intersection with the new National Highway 3 to Provincial Road 295B), under the form of a Build-Transfer (BT) contract.

The agency providing land information and data performs the following tasks: Receiving, processing and notifying fees, prices of products and services providing information to organizations/individuals.
If refusing to provide land information, a written response must be given stating the reason and within 02 working days from the date of receipt of the request.
Note: 04 cases of not providing information and data include: Data request form with unclear and specific content; Request form without signature, name and specific address of the individual; Purpose of using data is not in accordance with the provisions of law; Failure to fulfill financial obligations.
Step 3: Return results
After the organization/individual pays the fee, the agency providing land information and data will provide land information and data as requested.
