The latest report on the real estate market situation just released by the Ministry of Construction shows that the real estate inventory in projects in the first quarter of 2024 is mainly in the individual housing and land segments. Specifically, there are 23,029 units/lots in inventory, of which 3,706 are apartments; 8,468 are individual houses; and 10,855 are land.

Notably, the inventory of individual houses and land plots in the first quarter was 19,323 units/plots, of which 8,468 were individual houses and 10,855 were land plots. This figure is equivalent to 143.25% compared to the fourth quarter of 2023. In the fourth quarter of 2023, the inventory of individual houses and land plots was 13,489 units/plots, of which: 5,173 were individual houses and 8,316 were land plots.

Regarding real estate supply, the Ministry of Construction said that in the first quarter, there were 10 completed commercial housing projects with a scale of about 4,706 units, the number of projects equal to 34.48% compared to the fourth quarter of 2023 and equal to 71.43% compared to the same period in 2023. Specifically, there were 3 projects in the North; 4 projects in the Central region; 3 projects in the South.

In this quarter, there were also 19 licensed projects with a scale of about 9,774 units, the number of newly licensed projects was 95% compared to the fourth quarter of 2023 and 111.76% compared to the same period in 2023. The North had 12 projects, the Central had 7 projects.

There are 38 projects eligible to sell future housing with a scale of about 5,527 units, the number of projects eligible to sell future housing is equal to 80.85% compared to the fourth quarter of 2023 and equal to 73.08% compared to the same period in 2023.

Also in the first quarter, there were 984 projects under construction with a scale of about 421,353 units, the number of projects under construction was 115.22% compared to the fourth quarter of 2023 and 140.97% compared to the same period in 2023. Of which, in the North, there were 406 projects with a scale of about 236,873 units; in the Central region, there were 360 ​​projects with a scale of about 91,022 units; in the South, there were 218 projects with a scale of about 93,458 units.

Regarding infrastructure construction investment projects to transfer land use rights for housing construction in the first quarter, the Ministry of Construction said that there were 21 completed projects with a scale of about 2,332 plots, equal to 30.88% compared to the fourth quarter of 2023 and equal to 190.91% compared to the same period in 2023.

In the quarter, there were also 519 projects under implementation with a scale of about 79,276 plots, equal to 99.05% compared to the fourth quarter of 2023 and equal to 209.27% ​​compared to the same period in 2023.

In addition, in the first quarter, there were also 12 newly licensed projects with a scale of about 925 plots, equal to 41.38% compared to the fourth quarter of 2023 and equal to 200% compared to the same period in 2023.
